Nearby owners size up chance to boost land bank

NEARBY owners are eyeing off adding to their local landholdings with a prime Maroochydore site.

CBRE managing director Rem Rafter is marketing 69 Aerodrome Rd, the former home of Baldy’s Car Company.

The prime site less than a kilometre from the new Maroochydore CBD development and close to Sunshine Plaza was subject of an expressions of interest process, which was due to close on Wednesday, December 11.

The 670sq m corner site on the northern side of Aerodrome Rd was being pitched as an ideal business site, with about 20,000 vehicles a day passing by.

The site had successfully housed used car sales yards for more than 30 years and estimated income on a fully-leased basis was about $65,000 a year.

Mr Rafter said it was one of three “fairly major campaigns” they had running at present, and interest had been significant in the Aerodrome Rd site.

“A lot of interest, surprisingly, from other owners nearby on the strip,” he said.

He said of the “8-10 starters” currently interested in the property only one or two were looking to redevelop in the near future.

Mr Rafter said it was likely the site, currently home of Maroochy Wholesale Cars, would remain a car yard for the short to medium term.

He didn’t expect redevelopment would take place for at least about seven years.

“It’s got very, very high exposure,” Mr Rafter said.
